An Essex LP just recently bought the apartment complex that I live in. This is in Bellevue, WA (accross the water from Seattle). Their optimism is quite humorous. They think the cost of owning vs the cost of renting will be made up by RENT going up? lol, It will be PRICES going DOWN. Do they not wonder why this "large" spead exists here but not the same other places? Because we were the last market to start falling and we will be the last to stop falling. This "case" for apartment reits forgets to mention a MASSIVE supply of rentals provided by non-apartments. I can rent essentially in any building I want and if apartments dare raise rents, it is quite an easy and CHEAP alternative.
